My only complaint has to do with some of the occupants. There is often trash around the dumpsters and while the staff try to clean up the messes daily, there just always seems to be more trash... On the other hand, it is usually pretty quiet at night. The property is, for the most part, well maintained. I have had more positive experiences than negative ones and for the price of rent, it is well worth it.
I have been living there for 2 months now. The landlord is nice ,however the apartment itself is unbelievable bad. The door can not be closed firmly, the sink is leaking. I turned on the light switch, but the light is still off,only after 30 mins,
light in the kitchen is on. So do not come here if you want a good apartment! It is the worst apartment ever!

Overall, I have been very pleased with this complex. I am a grad student at UF and just signed my second lease. The staff is always friendly and prompt. If there is an appliance that can't be fixed easily, they replace it. I have had my dishwasher, refrigerator and other smaller items replaced. The rent is reasonable and it's also close to the university (about a 20 min walk, 10 min bus ride and 5 min scoot/drive). The apartment itself is old but clean and is fairly large with a first level entrance and a good size patio (for the 1/1.5 apts).
I lived in these apartments for 3 years. Yes, the apartment building itself isn't brand new, but for the size and price of the apartment and the friendliness of the staff, I'd recommend this place to any student. The maintenance crew would be there the same day or next after making a request, and after making a noise complaint, the office lady made sure to follow up with those tenants. Since you have a first and second floor, you never have to worry about people making noise above or below you. The pros outweigh the cons, and I'd had lived there longer if I could.
I lived at Park 16 Town homes for almost 2 years. The new management team is great. The new manager is very flexible and understanding. She is willing to work with the residents which is a nice change. The maintenance is great, and I've always had my minor problems fixed in a timely manner. The receptionist is very pleasant and extremely organized and efficient, which is helpful when you need something from the front office. The new gym is great and the pet-friendly atmosphere made my living experience here very cozy and comfortable. I would recommend this apartment complex to new students because it's close to campus, and relatively inexpensive in comparison to most of the other apartments around town!
